Before a single shot, we decide who lives here. A 4-BHK in IT Park is a different film from a 6-BHK villa in Sahastradhara. The buyer persona dictates the music, the cast, the time of day — everything.

For a Rajpur Road villa launch we cast a working couple and their daughter; for a hillside cottage in Mussoorie we cast a retired writer. The property was the same tier in both cases; the film sold two very different lives.

Drone permissions, the unsexy part

Dehradun has restricted airspace near Jolly Grant and around the IMA cantonment. Plan permissions 2 weeks in advance, fly before 9 a.m. when the wind is calm, and have a DGCA-certified pilot on crew. We handle all of this in-house.

For projects along the Rajpur–Malsi belt and Sahastradhara, most shoots clear on a standard green-zone request. Sites near the airport or forest reserves need site-specific NOC — never budget a real-estate film on the assumption the drone will 'just fly'.

The slow dolly that sells

A slow, motivated dolly through the entry, a beat on a fireplace or a view, a soft cut to a wider establishing shot. This rhythm — close, breathe, wide — is what separates a property film from a walkthrough. Buyers feel the home; they don't just see it.

We shoot every dolly at 50mm and cut in a 24mm wide only after the room has been felt. It's the same grammar cinematographers use for a well-directed dinner scene, applied to real estate.

Lighting an unfinished or empty flat

Builder samples are often shot before styling is done. We travel with a compact kit — two 300W bi-colours, one negative flag, one bounce — that can turn an empty living room into a warm, occupied frame in twenty minutes.

For sample flats we always shoot at dusk with practicals burning inside and one motivated key through the window. The 'blue hour + warm interior' contrast reads as premium in every buyer test we've run.

The three-cut delivery

Every project ships as three cuts: a 90-second hero for the launch page, a 30-second Meta/YouTube pre-roll, and a 15-second vertical for Reels and Shorts. One shoot, three funnels.

We also deliver 40–60 licensed stills pulled from the video shoot — enough to run brochure, hoardings and OTA-style listings without commissioning a separate photography day.
